Using SketchUp is the quickest way to visualize a development concept and the best way to create a visual for a decision maker to understand what is being proposed.
Not every concept should be shown in SketchUp. In early discussions, a hand drawing shows there is still room for input.
Photo Simulations are the perfect solution for creating context for a proposal. The viewer is handed a "before and after" image so they can see what the area currently looks like, and then are able to see what the area will look like with a change. Very quick to create, but very powerful.
Sometimes situations need humor, and I can provide humorous imagery. From cartoon imagery to caricatures, these type of drawings are timeless. They are also very useful for educational materials.
A buildout scenario is used by a municipality to better understand what utility impacts the jurisdiction will have at full buildout. Using future land uses from the Comprehensive Plan, I use a calculation program (Excel) that can determine how much building floor area, hardscape (parking, sidewalks, etc.) and landscaping can be built per each land use. This information is invaluable to understand how much water and sewer will be needed at future buildout.
